After inspecting homes for this long, we understand the importance of having a licensed roofing contractor perform a separate roofing inspection. Home inspectors are not roofing contractors and most don’t even walk on the roof.
Roof inspections done by home inspectors aren’t as thorough.
We have been doing roofing inspections as part of our home inspections for 20 years and roofing defects are one of the most common issues we find during our inspection.
Our Roofing Contractor will provide a thorough and comprehensive written inspection report, complete with pictures and a roof repair cost estimate if needed. Typically a 24 hour turnaround on the report.

Having a Roofing Contractor who works with the Home Inspector is essential
A roofing inspection done by a licensed roofing contractor is more in-depth than what a home inspection provides and they will give you an estimate for repair if needed.
If it is beyond repair and past it’s useful life, they can give you an estimate for full replacement.
When the Home Inspector works alongside the Roofing Contractor, you get a much clearer picture of the performance of the roof and what has happened in the past.
Repair Certifications
If desired, you can purchase a Roof Certification that guarantees the roof to be leak free for a period of 1 to 5 years. Some limitations apply. If the roof leaks during that time, the roofing contractor will return and make any necessary repairs.
Save Time & Money
Many times during the home inspection, the Home Inspector is not able to walk the roof due to the height, the pitch or the type of roofing installed. The home inspector will then recommend that you get a separate roofing contractor out to the house prior to close of escrow or your contingency period.
Depending on the time of year, it can take several days to get a roofing contractor out to inspect it. You may not have several days.
This can be a problem if you are on a tight timeline which is common during the escrow period.
