Inspection Guarantees

We Guarantee our inspections. If the buyer gets their own inspector and they find some significant defect we didn’t, we will fix it or replace it at no cost to you.

Free 120-Day Warranty

We provide you with a free 120 day home warranty that starts the day of the inspection and continues for 120 days or 30 days after close of escrow. This covers all your appliances, plumbing, electrical, HVAC, Pool/Spa.

1 Free Re-Inspection

We will update the original report and remove anything that has been corrected. We provide 1 free Re-inspection if we have to return to inspect a repair. Or, you can send us the invoice and pictures of the repaired items. We can normally sign off on the pictures.

Report Updates

After the close of escrow, we will change the name on the report to the new buyers names, sign a new home inspection agreement with them so we are bound to them.

We give you and your client a verbal review of just the major issues that we think will be an issue if the buyer gets the home inspected. We will provide a free written estimate for repair and make needed repairs if you so choose.


This gives you and your seller a heads-up to what a home inspector may call out during the buyers inspection and gives your seller time to get an estimate and make the repairs if they want.


At least they will know about how much it should cost them in case you just want to give a credit back or lower the price to make up for it.
